With 2021 drawing to a close , I find myself reflecting on 2021 and what a year it's been. It's safe to say its been another roller coaster year. With interest rates still at an all time low and record breaking property prices being achieved, it will be interesting to see what 2022 brings.

With the anticipated border opening, things will certainly be busy. No doubt some will take the opportunity to holiday overseas and it's highly likely more buyers will look to move to sunny Queensland from interstate. Not to mention the rental market moving into the busiest time of year - January-February peak season. 

After the year that was, I know the whole team is looking forward to some time off over the Christmas period (just a couple days though) 😀.

Rental market update:

The rental market is quite tight, with less properties coming to market but a huge volume of potential tenants applying. One property we leased in November received over 80 applications. This has been heavily  driven by investors selling properties resulting in a rental property shortage. With the increased demand, prices have also increased. Looking back at the last 12 months, the rental department has grown and we look forward to building on that throughout 2022, we're also in the running for some awards (fingers crossed and stay tuned).

 

 

Sales market update:

All in all, the sales market has by far exceeded everyone's expectations. I don't see it slowing anytime soon unless the interest rates are increased, but even then this may cause a further surge of buyers looking to buy. One particular property we tried to sell in late 2020 struggled to get offers over $399,000. Fast forward to now, the owner decided to relist and we've managed to sell the property for $480,000 setting a new street record. This was within a 12 month period - what a change of events.

Office news: 

Cameron Money was recently promoted to Property Management Associate. Cam has been with the office since 2019 starting on reception and working his way up the Real Estate ladder. 

Rohit Koshe (our sales and leasing associate) will be dropping back to part-time hours in 2022, Rohit is returning to finish his aviation studies. We also have a an intern joining the office from James Cook University, Kuansang will be with the office from Jan-March 2022.

 

Christmas time / days we're closed:

It's starting to feel a lot like Christmas 🎅... the month of December is always a busy one for the team at Your Haven Realty. We become busy little elves 🧝, juggling the normal day to day activities as well as putting up our Christmas banners around the neighbourhood and our annual Christmas gift wrapping week. Each year we support the Lions Christmas Cake appeal (which has grown in volume each year). Our way of giving back and also a lovely treat for our loyal clients (some photos below). 

No doubt some of you have already received them while some are still being distributed in the YOURHAVEN sleighs before the big day... 

Don't be alarmed if the sleigh turns up with some scary looking character, it's just Nick in his Halloween mask, still leave out some milk and cookies 😀
