Can I choose who rents my property?


Yes of course, all processed applications will be presented to the owner for approval




What is the average length of a tenancy agreement?


In most cases 6 or 12 months but long term leases for 2 years is not uncommon.




How do I/we change Property Managers?


Changing agencies is very easy, Your Haven Realty can help with the whole process. Most agencies require you give 30 days’ notice in writing but some old agreements may still require you give 90 days’ notice but this can be negotiated.




Can I/we on charge the water usage to the tenant?


As long as the property is water efficient and individually metered then yes you can on charge the water usage. The water efficiency certificate will need to be recorded on file and if your property is not water compliant a plumber can be arranged to make the property water efficient. Please note tenants cannot be charged for the fixed charges on your water bill, you can only on charge the water usage component.




How long does the tenant have to pay the water invoice?


Tenants are given 30 days to pay any invoices issued




What is an entry condition report?


An entry condition report lists the condition of the property before you commence the lease period with detailed notes and photos. We encourage you to read the RTA guidelines around entry condition reports.




Can you pay rates, water & body corporate accounts on the landlord’s behalf?


As part of our property management services we can pay bills from the rental income on your behalf. Discuss this with your property manager to arrange this service.




Do you insure my property when you manage it?


No, you are liable to maintain your own insurance cover by law.




What do you do when the tenant vacates?


As soon as we’ve received notice of intention to leave from your tenant we’ll start advertising the property and arrange inspections as we get enquiry. A vacate pack will be provided to the tenant with instructions on how to leave the property, once the keys are returned we’ll conduct the vacate inspection and if all is fine we’ll refund the bond held.




Can I still use my own plumber or other trades for maintenance?


Yes of course. We will ask if you have any preferred trades during the sign up process which will be listed on file.




Can I say I don't want pets at my property?


Yes of course you can choose to specify if pets are ok or not. If you allow pets, the Residential Tenancies and Rooming Accommodation Act 2008 outlines the Tenant’s responsibilities and we will ensure they will adhere to these when conducting our inspections. A lot of tenants have pets and if you say no pets some will take this to mean no birds or fish, our advice would be to say pets considered on application, this way you can say no to a dog or cat.




When am I paid the rent from my tenants?


Funds are held in our trust account and we make two disbursements per month, if you prefer only one payment per month we can do that on request. We electronically transfer your funds into your nominated financial account.




How important is an agent's location in the management of my property?


With the advancements of online and mobile technology most tenants find rental properties online. In fact almost all of our enquiries are from online advertisement, there are very few walk ins from those in the local area with most agencies. We tend to take on properties that are within a 20-25 minute drive of our office. Combine this with our technology, (i.e. our online owner portal and our real time chat function on the website) it makes us a great company to manage your property.





FAQs for Tenants

How much money do I need to pay upfront?


A bond equivalent to 4 weeks rent is required which is held by the RTA, a further 2 weeks rent is payable, this is the first fortnights rent paid in advance. If the weekly rent exceeds $700 per week then a higher bond amount can be charged but the minimum will always be 4 weeks rent.




What happens if I want to break my lease?


The lease break scenario is quite common and you should be aware of the costs involved and your responsibilities as the tenant. Break lease fees will be explained by your property manager and Your Haven Realty recommend referring to the RTA guidelines for breaking a lease.

How do I apply for a property?


Application forms will be handed out at inspections or you can apply online. Every person over the ages of 18 who wishes to reside at the rental property will need to submit an application.
